Porur Projects Guide: Nine Short Guides to Buying

Each guide is a short, verified answer. Tax and registration rules change, so confirm with the relevant authority before you pay.

Before You Book a Project in Porur

How to verify TNRERA registration

Open rera.tn.gov.in, choose Registered Projects, and search by project name, promoter or number. Check that the number, promoter and completion date match your brochure. Numbers look like TN/29/Building/1234/2024. Registration is required before a project is advertised, booked or sold.

What approvals and title documents to ask for

Ask for the planning approval (CMDA or DTCP), the patta, the title report and an encumbrance certificate. For layouts, also ask for the TNRERA layout registration. A lawyer should read the documents before you pay more than a small booking amount.

How to read a cost sheet

Request an all-inclusive sheet showing base price, parking, club, corpus fund, GST, stamp duty and registration. Compare projects on the all-in figure, not the headline rate per sq ft.

Costs and Taxes on Projects in Porur

Stamp duty and registration in Tamil Nadu

Stamp duty is 7% and registration 4% of the higher of market value or guideline value. Rules for concessions differ, so confirm on the registration department website.

GST on homes

Sources we checked state 5% GST on under construction homes (1% for affordable homes) with no input credit, while ready homes with an occupancy certificate carry none. Confirm with your tax advisor.

Planning a budget in Porur

At about ₹8,000 per sq ft in 2026, a 1,000 sq ft flat is near ₹80 lakh before taxes. Add about 11% for stamp duty and registration, and 5% GST if the home is under construction.

Choosing Between Projects in Porur

New launch, pre-launch, under construction or ready

New launch means bookings are open. Pre-launch is a preview and carries the most risk. Under construction lets you inspect progress. Ready homes have an occupancy certificate and carry no GST.

Reading the Porur micro-market

Porur sits on Mount-Poonamallee Road where Arcot Road and Kundrathur Road meet. Its Corridor 4 metro stations opened in 2026, and nearby areas include Iyyappanthangal, Gerugambakkam and Manapakkam.

Comparing builders

Check delivered projects, the match between registration and brochure, and whether earlier phases were handed over on time. Similarly named firms are different companies, so verify the legal entity.
