How to Judge New Launch Projects in Porur

A launch offer is a sales device, not a price guarantee. Builders release a first tower or phase at an entry rate, then raise rates as units sell. At roughly ₹8,000 per sq ft for Porur flats in 2026 , a launch quote far below that deserves a question about floor, view or phase rather than excitement.

Start with the TNRERA record. Registration must be completed before a project is advertised, booked or sold, so a project taking bookings without a number on rera.tn.gov.in is a warning sign. Next, compare the date on the registration with the date in the brochure. Finally, ask for the construction-linked payment plan in writing and keep any booking amount small until the agreement for sale is registered.
